Renting Restrictions in Condominiums

One of the main questions I receive from prospective buyers is why a Condominium Building does not allow immediate rentals after purchase. Many out of State or foreign buyers are not familiar that buildings have Rules and Regulations. This is one of the reasons that buyers have such a difficulty finding a condo building that suits their needs. A Realtor can help you out on this however you need one who is familiar with the area and the buildings. For example, the area in Hallandale Beach at Three Islands has many condos at reasonable price however the majority of the buildings do not allow immediate rentals. Some you have to wait one or even two years. The other request that I receive a lot is the opportunity to be able to rent out Seasonally. Well, this sounds great but since this is more difficult to manage the maintenance would be higher. Prices would also be higher since there is such a high demand. Most seasonal rentals are located on the Beach like Miami Beach or surrounding Beach areas.

In summary, if you have a special criteria then its best to contact a Realtor since you will not be able to see which building would suite your needs on the web.
